The Real Estate Cycle: understand the market before you invest
Buying a rental property is about more than finding a property and arranging a mortgage. It also means understanding the market you are buying into—and how your plans could hold up when conditions change.
At POLARIS Mortgage Planners, we help investors in Edmonton and across Alberta connect market education with mortgage planning. Jim Sicotte’s Real Estate Cycle teaching starts with a practical idea: know your market and know your product.
Whether you are considering your first rental or reviewing a property you already own, bring your questions. We’ll help you think through the financing before you make a commitment.
What is the Real Estate Cycle?
Jim teaches the Real Estate Cycle as a way to examine changing real estate conditions, look at the drivers behind them and consider how different investing tactics fit different stages.
His teaching draws on The Secrets of the Canadian Real Estate Cycle, with a local Edmonton-area focus.
The framework he teaches uses three main phases: Recovery, Boom and Slump. Each has a beginning, middle and end. He pairs those phases with the words Build, Capitalize and Adjust.
The point is not to find one headline that tells you what to do. It is to study the local market, understand the property and ask whether your approach still makes sense. The cycle is a learning tool, not a crystal ball or a reliable way to pick the perfect buying or selling date.
Recovery, Boom and Slump: the lens Jim teaches
Recovery — Build
Jim’s teaching considers Buy & Hold among the tactics that may fit parts of recovery. For an investor considering a rental, the conversation starts with the property, its rental potential and financing you can support—not an assumption that every purchase will work out.
Boom — Capitalize
Jim’s tactics chart includes selling during parts of the boom phase. It is a reminder that an investor’s decisions are not limited to buying more property. Reviewing what you own, what you want to accomplish and the implications of changing your mortgage remains important.
Slump — Adjust
Jim’s teaching includes improving a property for cash flow and saving among the tactics to consider during parts of a slump. The focus shifts to how you manage and adapt, rather than relying on a quick rebound to make your plan work.
These are teaching lenses, not automatic instructions. A phase label does not establish whether a particular property or mortgage is right for you.
The local drivers we watch
A national headline cannot tell the whole story of an Edmonton-area rental property. Jim’s teaching groups key drivers into demographic, financial and emotional categories:
- Demographic drivers: migration, vacancy, unemployment and housing starts. These help frame questions about the people, jobs and housing supply in a market.
- Financial drivers: rents, incomes, financing availability, economic activity, property values and affordability. These bring the discussion back to the financial setting around a property.
- Emotional drivers: days on market, listings and sales. Jim uses these measures of market activity as part of the picture, rather than relying only on what people say they feel about real estate.
He also considers broader market influencers, including borrowing costs and Alberta’s energy activity and prices. The aim is to look at the drivers together—not turn any single indicator into a promise about what happens next.
Bring the cycle conversation back to your mortgage
A market view and a financing plan answer different questions. Even if a property interests you, you still need to understand what you can comfortably carry and how the mortgage fits your plans.
We can help you work through questions such as:
- Are you planning to buy and hold, improve a property, or consider selling?
- How do the payments and mortgage terms fit that plan?
- What prepayment privileges, penalties and lender restrictions should you understand if your plans change?
- If you already own a rental, is it time to review your mortgage at renewal or discuss whether refinancing fits your situation?
We explain the financing options and trade-offs in plain language. A cycle discussion is not a mortgage approval; your circumstances, the property and the lender’s requirements still matter.

Investor questions, answered
Can the Real Estate Cycle tell me exactly when to buy or sell?
No. It gives you a way to study market conditions and ask better questions. It does not remove uncertainty, guarantee returns or replace a careful review of the property and your own finances.
Is this only for investors ready to buy now?
No. You can start by learning the framework or reviewing a property you already hold. The conversation does not have to end in a purchase or a mortgage change.
